Giant Sequoia was identified and secured immediately upon listing, with Rich Global executing a same-day contract to purchase. This prime retail frontage site presented a significant opportunity for value creation through targeted redevelopment and lease optimization.

The property, spanning 7,151 square feet, was in need of structural and cosmetic improvements. However, its location and potential made it an ideal asset for Rich Global’s proven value-add approach. The objective was clear: acquire the property under strategic terms, implement a high-impact renovation, and secure a long-term tenant to maximize cash flow and investment returns.

Project Solution

Rich Global’s ability to move with speed and certainty enabled the acquisition at $1,632,500. Prior to closing, we negotiated and executed a fully secured, long-term NNN lease with a highly stable tenant, ensuring immediate cash flow and a clear return path. The tenant’s first, last, and security deposit helped fund the renovation, reducing upfront capital requirements and improving overall investment efficiency.

Following acquisition, Rich Global executed an extensive redevelopment plan to optimize the property’s value and functionality, including:

  • Exterior & Structural Upgrades: Full roof replacement, HVAC repairs, structural wall restoration, driveway concrete and asphalt replacement, parking lot seal and stripe, new wheel stops, regraded entrance ramps.
  • Façade & Accessibility Enhancements: Complete demolition of the existing exterior façade and parapet wall, followed by the construction of a modern façade featuring an overhang and columns. Two oversized, hurricane-proof overhead doors were installed for enhanced accessibility and resilience.
  • Interior Redevelopment: The interior was completely gutted, including ceilings and perimeter walls. A new insulated roof deck was added, and the space was built out to tenant specifications, featuring custom office spaces, upgraded restrooms, hand wash sinks, and an epoxy non-slip floor.
  • Electrical & Infrastructure Improvements: Comprehensive electrical upgrades, including new panels and increased capacity, replaced storefront and steel doors, and upgraded gutters and downspouts.
  • Landscaping & Irrigation: Full-scale removal and replacement of landscaping, along with an upgraded irrigation system for long-term sustainability.

The entire remodel was completed in just six months, demonstrating Rich Global’s efficiency and execution capabilities.
